HRA kya hai#

HRA = House Rent Allowance. Employer tumhe deta hai house rent ke liye component as part of salary.

Yeh fully taxable hota hai ya partially exempt hota hai depending on:

  • Tumhara city (metro vs non-metro)

Exemption ka rule#

HRA exemption = MINIMUM of these 3:

  1. Actual HRA received in the year
  2. Rent paid minus 10% of basic salary
  3. 50% of basic (metro) ya 40% of basic (non-metro)

Jo sabse kam ho, woh exempt. Baaki taxable.

Metro cities for HRA: Delhi, Mumbai, Kolkata, Chennai. Yeh hi 4 hai.

Example calculation#

Case 1: Bangalore resident

  • Basic salary: ₹50,000/month = ₹6,00,000/year
  • HRA: ₹20,000/month = ₹2,40,000/year
  • Rent paid: ₹25,000/month = ₹3,00,000/year
  • City: Bangalore (non-metro for HRA)

Calculation:

  1. Actual HRA: ₹2,40,000
  2. Rent paid - 10% basic = ₹3,00,000 - ₹60,000 = ₹2,40,000
  3. 40% of basic = ₹2,40,000

Minimum: ₹2,40,000

Full HRA exempt. Saved tax: ₹2,40,000 x slab rate.

Case 2: Delhi resident, high rent

  • Basic: ₹40,000/month = ₹4,80,000
  • HRA: ₹20,000/month = ₹2,40,000
  • Rent: ₹30,000/month = ₹3,60,000
  • City: Delhi (metro)

Calculation:

  1. Actual HRA: ₹2,40,000
  2. Rent paid - 10% basic = ₹3,60,000 - ₹48,000 = ₹3,12,000
  3. 50% of basic = ₹2,40,000

Minimum: ₹2,40,000

Full HRA exempt.

Case 3: Bangalore, low rent

  • Basic: ₹50,000
  • HRA: ₹20,000
  • Rent: ₹8,000/month = ₹96,000
  • City: Bangalore

Calculation:

  1. Actual HRA: ₹2,40,000
  2. Rent paid - 10% basic = ₹96,000 - ₹60,000 = ₹36,000
  3. 40% of basic = ₹2,40,000

Minimum: ₹36,000

Only ₹36,000 exempt. ₹2,04,000 of HRA taxable.

Required documents#

During salary declaration (mostly Feb-March):

  1. Rent agreement (landlord ke saath)
  2. Rent receipts (monthly)
  3. Landlord's PAN (if rent > ₹1 lakh/year)
  4. HRA declaration form (HR provides)

Monthly receipts ya quarterly bhi chal jata hai. Annual ek shot mein bhi.

Revenue stamp: ₹1 stamp on receipt if monthly rent > ₹5,000. Don't skip.

Special cases#

Case 1: Self-owned house, no rent

No HRA exemption. Pura HRA taxable.

Case 2: Live with parents, pay them rent

Allowed! But:

  • Genuine rent agreement
  • Rent paid through bank transfer (not cash)
  • Parents declare rental income in their ITR
  • Parents pay tax on rental income (less than HRA you save)

Common practice in India. Compliant if done properly.

Case 3: Multiple cities (transferable job)

You can claim HRA for actual residence city, regardless of office location.

Case 4: Two homes (own + rented)

Own home: Self-occupied. Home loan interest deduction. Rented home: HRA exemption.

Both possible simultaneously if commute is necessary.

New tax regime aur HRA#

Old regime: HRA exemption available New regime: HRA exemption NOT available

Choose old regime agar tum significant HRA exemption claim kar rahe ho.

Calculation example:

Salary ₹15 LPA HRA exempt: ₹2.5 lakh 80C: ₹1.5 lakh 80D: ₹25,000 Home loan interest: ₹2 lakh

Old regime tax: Net taxable: ₹15L - ₹2.5L - ₹1.5L - ₹25K - ₹2L - ₹50K (standard) = ₹8.25L Tax: ₹75,000 approx

New regime tax: Net taxable: ₹15L - ₹75K (standard) = ₹14.25L Tax: ₹1,42,500 approx

Saved: ₹67,500/year with old regime.

Old regime > New regime for most salaried with deductions.

Without rent receipts#

under ₹3,000/month rent: Receipts not required by IT department (but some employers still ask)

> ₹3,000/month: Receipts required

> ₹8,300/month (₹1 lakh/year): Landlord PAN required

If landlord doesn't have PAN: Declaration from landlord that PAN nahi hai. (Form 60 substitute)

Common mistakes#

1. Receipts revenue stamp ke bina:

Action: Add ₹1 stamp on each receipt > ₹5,000.

2. Cash payments without proof:

Action: Bank transfer recommended. Cash payments + receipts both acceptable but bank transfer cleaner.

3. Inflated rent claim:

Action: Yeh tax evasion hai. ITR notice aa sakti hai. Genuine claim only.

4. PAN missed for landlord:

Action: > ₹1 lakh annual rent, landlord PAN mandatory. Without it, HRA exemption can be disallowed.

5. Rent agreement na hona:

Action: Some employers without agreement allow. Some don't. IT department mein notice aaya to agreement mango landlord se.

Salary structure optimization#

Agar tumhe HRA exemption maximize karna hai:

1. Basic salary 40-50% of CTC rakhne ko bolo:

  • Higher basic = higher 40/50% limit
  • More HRA exemption possible

2. HRA component 30-50% of basic:

  • Standard ratio
  • Most companies allow customization

3. Actual rent match:

  • HRA equal or higher than rent paid - 10% basic
  • Otherwise HRA milne ke baad bhi exemption limit kam ho jata hai
